Grow rapidly in the main Italian university cities and reach a portfolio of 10 thousand rooms by 2023, to become a European level operator. It is the strategic objective of CampusX, which closed 2018 with a turnover of 14.5 million euros and which is preparing to inaugurate a mixed concept. The company, active since 2010 in the student housing sector, has in fact, two leases have recently been signed for the opening of two university residences in Turin, for a total of 450 rooms and about 600 beds, owned by Ream Sgr and Edizioni San Paolo. The housing model, of international footprint, will be the one already adopted by CampusX in the university centers of Rome, Florence, Bari and Chieti, which includes various services in co-living, study rooms, play areas, lounges and outdoor spaces. A new format of hotel accommodation for short-term stays will also be inaugurated in the two Turin facilities to meet the new needs of youth tourism.
“The demand for student housing is booming and is increasingly attracting the interest of both Italian and foreign institutional investors – comments Ernesto Albanese, CEO of CampusX -. This asset class is destined to become an important element of diversification of real estate portfolios also thanks to a stable return over time and which can guarantee up to 10% profitability “.
CampusX is already collaborating with SGRs and institutional investors who are joining those who, like INPS and Cassa Depositi e Prestiti, have been present in this sector for years. Construction costs depend on various factors, depending on whether they are real estate conversion or construction from scratch. “In the student housing sector on average the cost of building a student room can vary from 40 to 60 thousand euros,” explains Albanese.CampusX is a company controlled by Siram by Veolia and by Fattore Italia which currently manages 2300 rooms overall. With the opening of Turin and the inauguration of Florence in September 2019 CampusX will reach a total of approximately 3,600 beds by 2020.
“The student housing sector responds to economic but also social logics, supporting the development of universities and therefore of the training of future generations – continues Albanian -. It is also a factor in attracting investments in our country, understood as financial capitals but also in terms of human capital, given that many foreigners choose to study in Italy, where there is starting to be a residential offer adequate to international standards. Finally, I would not overlook the importance of student housing in urban regeneration ”.
The types of homes built by CampusX are of various types, from accommodations of 19 square meters up to lodgings of 56 square meters and almost all of them have an internal kitchen / kitchenette.
