Campus X: the key factor is connectivity
The student housing sector today is one of the most expanding in Italy: there is a strong demand for modern, flexible, possibly economically accessible, safe and above all “connected” spaces. Furthermore, the market demands transparency after decades of inadequate supply, dear and often not “declared” to the tax authorities. We interviewed Samuele Annibali, General Director of Campus X, a company controlled by Fattore Italia, born to satisfy this
demand and bring an international product to the market.
To date, how much do your student accommodation portfolio count as beds and number of residences?
Currently Campus X manages three University Campuses for a total of 2,000 rooms and 2,750 beds, with about 2,500 students each year. Since September
2019 we will inaugurate in Florence a new structure of 200 rooms and about 250 beds.
Tor Vergata is one of the largest structures in Italy. What is the model and what are the characteristics of this student?
The Campus X in Rome Tor Vergata is the largest studentaton in Italy with a total of 1,500 beds.
Its main feature is that of being a real “Student Resort” on an international model, with all the classic services of a tourist resort and a green area that completes the “Resort” effect. Just to give some examples, in the Campus X package are included several services, such as restaurant, pub, fitness area and sports fields, as well as several study rooms, coworking spaces, a music room, a supermarket and laundries. there is also a 24H security and surveillance service, a shuttle service connected to the university and of course Wi-Fi, very powerful.
What are the targets for the next few years in this market segment? Which cities have you considered for future development?

What are the price ranges for your students?

Creating and managing a student also means building a specialized, ad hoc product, especially in terms of materials and services. Do you think that the supply industry can also produce and supply specific materials for this sector (I am thinking of simple and resistant furnishings at moderate prices, technological services)?
The product is fundamental for us, so much so that in the Campus X structures we have introduced furniture in the common areas, designed to meet the needs of the children. For the Campus X that will open in Florence, we are creating rooms to have customized furnishings, with the aim of optimizing spaces and functionality in the best way and arriving tomorrow at a Standard CX also in the types of furniture and supplies.
What are the essential services that an Italian university student requires today?
Today the central element is connectivity. it is therefore fundamental as a first feature to guarantee a powerful and limitless connection in the functional common areas, which are the basic elements of the success of a Student Resort. Outdoor areas are also very appreciated, so that, where it was not possible to have green spaces available, we decided to introduce rooftop terraces with BBQ and outdoor relaxation areas.
